【全民譙房市】政府打房見效？　台大畢業10年也買不起

政府近期打房政策一波波，確實造成房市交易量下滑，不論新成屋或中古屋都顯得冷清，但真的有助於抑制房價嗎？小市民的看法恐怕和官員們不一樣。
 
家住高雄的楊先生，是個普通的受薪階級，從台大畢業已經超過10年，手邊也攢了點錢，但講到要買房，楊先生搖搖頭無奈地說：「現在還是買不起啊！」對於他來說，買間3房大樓仍舊是個遙不可及的夢想。
 
楊先生指出，最近幾個月以來政府頻頻放話，要課囤屋稅、提高利率、實價課稅等等措施，但成效似乎不盡理想，他說：「實際上房價還是貴得嚇人，以高雄市區來說，新成屋開價動輒每坪25萬元以上，就算跌個1成每坪還是超過20萬，3房總價至少要1000萬元，中古屋3房也要700~800萬元，像我們這種首購族如果沒有家裡幫忙，還是買不起。」
 
雖然目前銀行利率仍低，貸款期限也可至30年，但楊先生表示，沒有人想揹房貸揹30年，但若選擇20年的房貸，買間3房產品每個月恐怕就要負擔超過3萬元，面對小孩即將出生，楊先生也只能和老婆繼續期待房市崩盤的那天。（陳建宇／高雄報導）
