我昨天一個人在崛江閒晃 然後就被請上去做問卷調查 做完問卷之後就強迫推銷他們一瓶絲瓜露 都會說是特價300元，那個味道我聞了很不喜歡 (最近剛好有想要去做臉就姑且聽了他們說說看) 接著他們就會說： 「我們現在有一個促銷要有緣人結緣，原價是13000元現在有活動只要10000元 凡購買一套產品就會送你做24次的美容課程」 如果你說不要，他會請你去體驗看看他們所謂有療效的儀器10分鐘 然後會把你的臉畫一半，就塗塗抹抹之後就會說效果不錯吧(大部分的人會說還不錯) 接著就會繼續說：那現在我請組長幫你配產品囉 就會拿出好幾瓶保養品，就會說我們分工合作要你幫他打開產品 如果你這時候打開產品了，你就萬劫不復了(我立刻地說不要打開)， 接著你如果說不願意再繼續他們就會說： 「這樣我們會很難做阿，體驗了公司就會配一套儀器下來 至少要買3000元的課程，我會特別多送你，讓你做6堂 我們原價一堂是1200喔!!」 後來我付了3000，最後想想不對，討價還價之後只要還了2400元 算是花錢買教訓... 就算你說你沒錢，他們還是會一直盧一直盧，一直要你掏錢出來買 很恐怖的行銷手段，希望不知情的朋友，看到這篇能夠有個警惕!! -- ※ 發信站: 批踢踢實業坊(ptt.cc) ◆ From: 1.172.228.132

璟都過去在平鎮,桃園市,龜山,蘆竹推過不少案...
這次在青埔特區的推案算是第一次,
也可說是第一次在大園鄉境內推案.

基地座落在青峰段313,
剛好是A17捷運站正對面,
目測步行捷運站入口距離約100~150m內
未來步行去搭機場捷運非常非常的方便

基地方正,大小約近1710P
住家室內坪數分別為:43P,50P,52P,61P,64P
一率為3房~4房標準格局
看下來也蠻適合一般家庭自住的所需空間坪數,
戶數單純僅112戶住家+8戶店面
停車位共215個

因為國際機場航高限制的因素
(這個永遠不會開放,除非航空城不玩且桃園國際機場廢掉)
所以不能蓋高
這也是A17的天生宿命
但是這也是A17的透天相對能與大樓抗衡之處

緊鄰領航南路的樓高約6F,後棟面中庭的樓高為7F,而地下只有到B2
臨領航南路立面採全棟崗石,建材跟配備還算不差
銷售團隊是太璞行銷,所以理面的銷售人員大多稍微有點年紀
成交價大概如之前magic講的...跟華爾道夫NO2差不多

目前還在預訂階段,開放預訂約已經一個多月了...
用屁股想就知道...短線投資客第一件事情就是去訂43P...
所以帝一莊的43P跟50P看來有不少單位已經被挑走了...

另外個人推論
帝一莊的價格
打個7.5折...
差不多就是距離A17捷運站350m青埔市的天花板價格
(若有人出價破這條天花板線,那代表帝一莊調漲後一定會被秒,這是波動效應)

理由:
1.預售屋VS五年成屋價差約8折
2.帝一莊建材好很多
3.帝一莊地段比青埔市更好

看過仲介那邊很多青埔市投資客現在就妄想要把青埔市賣三字頭以上
我只能說...時機還未到...
